Seminole County Real Estate Market Update: February 2009

Seminole County is located North of Orlando and includes the cities of Lake Mary, Sanford, Altamonte Springs, Oviedo, Casselberry, Fern Park, Longwood & Winter Springs.  Seminole County is one of Central Florida’s most popular addresses and is well know for it’s natural surroundings, The Wekiva River and it’s Top School District.  The real estate statistics and inforamtion in this report includes homes, townhomes and condominiums.

Seminole County Homes For Sale

Homes For Sale in Seminole CountyThe inventory of homes available for sale in Seminole County Florida remained almost unchanged for the month of February.  There are 4,364  homes available for sale as of today, a decrease of 74 homes.  The supply of homes for sale has basically remained constant since December of 2008 and we are hoping to see less Foreclosures enter the marketplace in the next few months.


Seminole County Homes Under Contract

The most significant change last month was the increase in homes that are under contract.  The pending sales in Seminole County increased 15% from 635 to 732.  Accepted contract truly determine where the market is going, this increasing number could indicate a strengthening of the market, but it is still too early to tell if all of these written contracts will translate into sales.  There are Seminole County home buyers out there snapping up great deals, smart people are buying now.


Seminole County Home Sales

sm_02_09_homes_sold_updtatedFebruary also brought an increase in home sales.  There were 223 sales in Seminole County in the month of February up from 181 in January.  We are consistent with the sales from February 2008, but with almost a 40% increase in pending sales over the same time last year.    We will be watching closely over the next few months to see if the written contracts convert to closings and to see how home buyers act during the spring and summer buying season, this is traditionally the busiest time of year in Central Florida Real Estate.
