Lake Mary Real Estate Sales For The Week Ending 08/29/09:

The Summer ‘09 Buying Season ended with 26 condo/home sales in Lake Mary, Florida last week. The least expensive condo (1 Bed/1 Bath in Regency Park at Lake Mary) sold for $28,000 and the most expensive home sold (4 Bed/4 Bath Pool Home in Heathrow Woods) sold for $638,000.  A few years ago you couldn’t purchase a home in Heathrow Woods for less than one million dollars, the market changes have opened up opportunities for buyers in all price ranges.

15 of this weeks sales were distressed properties, with 9 short-sales closing and 6 Bank Foreclosures/REO Properties we continue to see about 60% of the sales across Seminole County being distressed properties and 40% traditional sellers who are not in any financial distress.  I foresee this trend continuing for the immediate future and even though we are seeing a rise in sales, sales prices have yet to stabilize and continue to trail downward.
